This project was a 2,500 sq. ft modest budget whole house refurbishment with extensions and outhouse additions highlighting our ability to perform at both ends of the market, bespoke tailoring projects to allow the fundamentals of design to outperform their specific briefs.
Here we focussed the budget heavily on spatial and structural layout as well as the fabric of the building and used our taste and ability to choose clever budget products to push them further in the overall bigger picture. We transformed a three-bedroom one bathroom house into a five-bedroom four-bathroom property opening up living space and using every available millimetre to create a flow from inside to out.
Quite often it is in such modest projects where the greatest and most fulfilling improvements are to be found, improving quality of life by leaps and bounds. These projects succeed when you set your budget as far as it possibly allows then attribute the right percentage of the budget to the areas that truly make a marked difference. There is one factor and one factor alone that makes these whole house refurbs a success, being able to pick products from anywhere based on their ability to perform rather than their prestige that when combined with a good eye, more often than not allow such projects to be a success.
Indeed, although one of the more modest of our portfolio, it was possibly the most rewarding. For here, good design genuinely changes lives considerably.
Smart Home Design
Here we designed and installed a multi room audio system, intelligent lighting system (internal and external), CCTV system, an av distribution system to all viewing points as well as a Home Cinema in the rear lounge that doubled for a cinema in the garden, with an automated awning to offer shade from the sun and the rain, for a 5 bedroom semi-detached home.
The audio system saw 5 separate zones for audio distribution using a mixture of pairs of in ceiling stereo speakers, stand alone table top units and waterproof speakers for the outdoor music and cinema installation, that could all work independently or be brought together for party modes etc.
The lighting system had over 30 zones of individual lighting with on average 4 zones of lighting per room. The mixture of lighting was from recessed down lights, pendant/lamp lights where required and LED shadow lighting in warm white colour around the house and colour change in a few key areas. Externally a full garden lighting installation was installed that was controlled by the central intelligent lighting system allowing both timed, pre programmed scenes and switched control of the system. As well as a garden audio system being present in the back garden also.
The other form of lighting was the security lighting that was integrated to work with the CCTV system we installed. That saw infrared motion sensitive cameras at the front and the back of the property, with one further camera on the outbuilding.
We also installed a TV distribution system to accommodate every available point in the house taking it’s sources from mostly localised equipment present in the key areas. One of those being the integrated home cinema in the rear extension, that saw a 100 inch automated screen with a 5.l full surround system to be delivered by one wall and two floor standing speakers at the front , and floor standing speakers for the rears to suit this room layout and application. Also here we installed a secondary translucent screen so we could then flip the projector image and back project onto the screen that is located on the threshold creating an outdoor cinema in the garden under the awning the just had the audio running in line through the garden audio zone on the pair of waterproof outdoor stereo speakers. Cleverly creating two applications in one! Inner city living at it’s best!
